Thank you for choosing Estate Recovery Agency (“ERA”) for your estate cleanout, extreme cleaning, and hoarding cleanup needs. Estate Recovery Agency will hereinafter be referred to as “ERA” throughout this document. Please review the following Terms of Service carefully before engaging in our services. By using our services, you agree to comply with these terms. 

1. Service Agreement
ERA provides estate cleanout, extreme cleaning, and hoarding cleanup services, including sorting, debris removal, deep cleaning, and hazardous material disposal as needed. Our goal is to restore properties to a safe and manageable condition while handling the process with professionalism and compassion.

2. Client Responsibilities
• The client must have the legal right to request cleanup services for the property.
• The client must disclose any known hazardous materials or safety concerns before the project begins.
• The client must provide full access to the property for the duration of the cleanup.
• Valuables, important documents, or sentimental items must be identified and removed prior to cleanup, or ERA must be given specific instructions on how to handle them.

3. Pricing & Payment
• Pricing is determined based on the size, condition, and scope of the cleanup.
• A deposit may be required before services begin, with final payment due upon completion.
• Additional charges may apply for biohazard removal, excessive debris, or specialized cleaning services.

4. Property Conditions & Liability
• ERA is not responsible for damage to items that are deemed unsalvageable or were previously compromised by conditions in the home.
• The client acknowledges that extreme cleaning and hoarding cleanouts may result in unavoidable property damage due to pre-existing conditions such as mold, rot, or structural instability.
• ERA will make every effort to preserve important items when instructed but cannot guarantee recovery of all belongings.

5. Disposal & Donation
• Items removed from the property will be disposed of, recycled, or donated at ERA’s discretion unless the client provides specific instructions in advance.
• Hazardous materials will be handled according to local and federal regulations.

6. Cancellations & Rescheduling
• Cancellations made less than 48 hours before the scheduled service may be subject to a cancellation fee.
• ERA reserves the right to reschedule or terminate services if the property presents unforeseen hazards or unsafe working conditions.

7. Governing Law
This agreement is governed by the laws of Texas, and any disputes shall be resolved in Rockwall County.

8. Agreement Acknowledgment
By engaging with ERA’s services, the client acknowledges and agrees to these terms.
